We will then walk you through any requirements that may be necessary for the tenancy, such as referencing and legal requirements, to ensure they are met. Once we have confirmed that the requirements have been met, we will then be able to arrange a convenient appointment for you to view the property in person.

At E&M Property Solutions, our rental application process is designed to make it as easy as possible for our tenants. Once you've found a property that you like, you will need to complete a rental application form, which includes providing personal details such as your full name, contact details, employment status and income, as well as details of any previous rental history. We may also require references from your employer, landlord, or a character reference, depending on the specific property.
In some cases, we may require a guarantor, especially if you are a student or have insufficient income to meet the required rent payments. A guarantor is someone who agrees to pay the rent on your behalf if you are unable to. The guarantor must be a homeowner or have a good credit rating.
Once we have received your rental application and all necessary documents and references, we will carry out tenant referencing checks. The referencing process may take a few days to complete and involves checks on your credit history, employment status, and previous rental history.
If the referencing process is successful and all criteria have been met, we will then ask you to sign a tenancy agreement and pay the deposit and first month's rent before the tenancy commences. Rest assured, we'll be here to guide you through the entire rental application process and make sure you understand all the legal requirements.
Before you move in, we will prepare an inventory and schedule of conditions that describes the present condition of the property. This document will be used at the end of the tenancy to fairly assess any damages, and any necessary deposit deductions.
At E&M Property Solutions, we always recommend that tenants take out contents insurance to protect their personal belongings during the tenancy. This is because the landlord's insurance policy usually only covers the property itself and not the tenant's personal possessions.

During the tenancy, we expect our tenants to pay the rent on time, either by direct debit, bank transfer, or by cash in the office. It's important that you keep up with your rent payments to avoid any unnecessary issues during the tenancy.
If you are renting a single let property from us, you will also be responsible for paying council tax and utility bills unless it has been agreed otherwise. Please make sure you understand what bills are included in your rent payment before signing the tenancy agreement.
We also expect our tenants to take responsibility for carrying out basic maintenance, such as changing light bulbs and smoke alarm batteries, maintaining the garden (if applicable), and disposing of rubbish responsibly. In addition, we ask our tenants to report any repairs or maintenance issues to us promptly, so that we can address them as soon as possible and keep the property in good condition.
Our team is always on hand to offer advice and support to our tenants throughout the tenancy, and we are committed to ensuring that all our properties are maintained to a high standard.
At E&M Property Solutions, all our rental properties are contracted for a minimum stay of 6 months. This means that you are committed to staying in the property for at least 6 months from the start of the tenancy.
It's important to note that if you wish to vacate the property before the minimum stay of 6 months is up, you may be liable for costs associated with ending the tenancy early. Please make sure that you fully understand the terms and conditions of your tenancy agreement and any associated costs.
At least a month prior to the end of your tenancy, we will email you to ask whether you would like to extend your tenancy or vacate the property. If you decide to extend your tenancy, we will work with you to draw up a new tenancy agreement that reflects the new rental period.
At E&M Property Solutions, we understand that moving out can be a busy and stressful time. To make things easier for both you and our team, there are a few things you will need to take care of before you move out.
Firstly, you will need to make sure that all rent due has been paid in full. This includes any outstanding rent payments, fees or charges that may be due.
Next, you will need to hand back all keys to the property. This means returning any keys that were provided to you at the start of the tenancy, including any spares or duplicates.
You will also need to ensure that the property is left in a clean state. This means cleaning all surfaces, removing any rubbish from the property, and leaving it in the condition that it was in at the start of the tenancy. It's worth noting that we may charge for cleaning or repair work if the property is not left in a satisfactory condition.
In addition, you should redirect your mail to your new address, and cancel any standing orders or direct debits that were set up for rent payments.
At E&M Property Solutions, we conduct a final inspection of the property once the keys have been returned by the tenant. Our team will check the state of the property and ensure that it has been left in the same condition as it was at the start of the tenancy, taking into account any fair wear and tear.
If the property is found to be in the same condition as it was at the start of the tenancy, with no damage beyond fair wear and tear, your deposit will be refunded to you in full. However, if there is any damage to the property beyond fair wear and tear, we may need to withhold a portion of your deposit to cover the cost of repairs or cleaning.
We strive to make the deposit return process as smooth as possible for our tenants and aim to process all returns as quickly as possible after the final inspection has been completed.
