Manchester Road Renovation Update - The Ground FloorIt’s about time for a Manchester Road update!There’s been so much happening, it’s all go go go. With this project basically being 8 different units, there is change everywhere. So we’re going to break it down and cover the commercial units first in this blog.We are creating 4 commercial units out of the ground floor of this building. All different sizes suitable for various different business possibilities. I mean, just think about that for a moment.Four brand new business opportunities are becoming available right here on Manchester Rd, close to the town centre with plenty of parking around. Well maybe, we should say 3 opportunities because E&M Property Solutions are taking one of the units as our new base.So let’s look at some pictures shall we?Unit 1…Unit 1 perhaps didn't look to bad to begin with, but don't let appearances fool you! Yes it looks like there's a few damp patches, but dig a bit deeper and the entire floor is rotten, as it the ceiling. It all had to go back to the shell, a complete fresh start.Unit 2…Unit 2, is the future E&M Property Solutions Office. It's the biggest of the four units, and gives us all the space we need. We've even opened up the basements in this unit, there was so much added space down there. Again it was completely rotten throughout but we're making great progress.Unit 3…Unit 3 is also a large commercial space, offering different working areas, again, total rip out and a fresh start. This is the unit which will be finished first, as you can see it is almost complete and ready for the new tenants to add the finishing touches.Unit 4…Unit 4 was the area we tackled first, with the floors being unsafe to walk on, it was essential to get that wood rot removed and the area treated to prevent things from getting even worse. It's now safe and sound and looking great. This one is also nearly complete, I wonder who the new tenants will be?As you can see all the units are at different stages in their renovations. It has clearly been a mammoth task. We’ve had to tackle dry and wet rot, which basically means a lot of wood removal, floor boards, floor joist, ceilings, any area that had dry rot had to be removed and treated. That stuff is nasty, it spreads so easily and just destroys anything in its path, take a look!But thankfully we’ve won that battle, and in all of the commercial units, there are new joists, floors, ceilings, walls the whole lot. It’s like walking into a brand new building. With fresh plaster, new plumbing, new electrics, new bathroom and kitchenette facilities in each, these units really are looking great, and most importantly are now safe and useable.I think you’ll agree from just the photo’s that the progress is fantastic, each step of renovation has been meticulously carried out - so a big shout out to all of our trades men! It hasn't been easy, and these are very dirty jobs that they've had to do.Yes we still have a long way to go, but each day we are a step closer to being complete, and we can't wait to show you that!
